Oh my, what a view!!
Unbeatable view. Perfect location, I suggest unless you're a hiker, you'll need a car. Lenno ferry port 5 minutes, supermarket 7 minutes and so much more. Lenno just lovely, great market on Tuesday for clothes bags shoes and a real Italian atmosphere on the Lake's edge. Ferry boat to Bellagio, Como and Vareena so simple. We rented a self drive boat, in Lenno for 6, for 4 hours, just 150 Euros.....best day ever. Outstanding views and swimming in Lake Como. Villa nice, well equipped. The double room downstairs was not my favourite with a steep narrow spiral staircase and no natural light but it was cool and decorated attractively. Shared pool a real bonus and so quiet. Would have loved to give 5 stars but for a few points that could easily be resolved. The beds were not the most comfortable, maybe OK if you like your bed very firm. The pillows and duvets, stored in the wardrobes, had no covers which wasn't pleasant and not hygienic. The rubbish situation was a real downer for me. Como is immaculate and stunningly beautiful and for this there are strict rubbish regulations. That's good. You had to recycle and put the rubbish out on set nights, no problem. However on check out we had to take all remaining rubbish, including smelly green food bags...….everything......2 bin liners full. Our cars were already bursting with luggage and people and we could not believe that the £125 cleaning fee did not cover this. Checking out is a stressful day, packing and cleaning and I found being told we needed to remove all rubbish to get our 350 Euro deposit back a sad way to end a lovely holiday. 4 cleaners arrived to blitz the villa surely they could take the rubbish, especially as no bin bags, or which there were 3 different coloured bags, were available at the villa. This could easily be resolved. Julie and Barrie text' us with ideas of what to do to make the most of the holiday which was invaluable meaning we saw lots and always on the best days. What would really help is a little map pointing out to you all the important locations, like supermarkets, ferry port, skips for rubbish, that way we'd know exactly were to take the rubbish and where to get the ferry, boat hire etc. Julie also at the end of the phone for any advice/issues. Will you have a lovely holiday? Yes. Will the view blow you away? Yes. Would I return....not sure you'll beat the view but the rubbish was no way to end a lovely holiday.

We appreciate your kind comments regarding our service as we do try and provide a personal service for all guests with local knowledge to help you get the very most your stay. Regarding the points raised regarding the beds, until now we have only received positive comments. Of course we understand some guests prefer a firmer mattress and some a softer one and what deemed firm for one guest is perfect for another so we do monitor comments to ensure the home is always comfortable. Regarding the removal of waste on departure the communication is perfectly clear. As you rightly state “Como is immaculate and stunningly beautiful and for this there are strict rubbish regulations.“ The commune wish to keep it this way as the opposite is waste everywhere which would spoil the natural beauty and environment as I am sure you would agree. Hence the rule applies for all homes here in the area and not just ours. We advise our guests that waste should be removed and provide bags as you mention and the recycle chart to take the waste to the entrance of the residence on the allocated days so that you are not left with any waste to remove on departure. As you mention nobody wants to remove smelly bin bags on departure hence the instructions to leave the waste in front of the residence as instructed on arrival.
I understand this may have been stressful for you however the cleaning team called us before we met you to advise there were a huge amount of garbage that had not been removed on departure and as confirmed you previously this is a condition of returning the security bond. Clearly our intention is for the waste to be removed and the bond returns to you.
To this end we accompanied you to the recycling area 5 minutes from the home on departure and duly returned your bond.
To confirm the cleaning cost charged to you and other guest is 125 euro and not £125 as you have incorrectly stated. It is not to remove waste which is clearly communicated to all guests with your reservation. This payment is to professionally clean the home, provide towels and linen.We do not ask the bin men to change the beds. You are welcome here anytime Julie but if you decide to come back as you have pondered, you will need to recycle or remove waste here or at any home in the area as requested by the local council to preserve the natural beauty of the lake.
Great views from a comfortable apartmentt.
A steepish climb but worth it for the great views of Lake Como. Excellent and well-maintained pool. Difficult curving staircase to the bottom bedroom. Plenty of good local restaurants a 15 minute walk away.

Lovely views - tough walking
The apartment is beautifully appointed, with breathtaking views of Lake Como. All mod cons are provided (including undercroft garaging), with the exception of a log-burner that appears to be for show only! Given we had a couple of cool evenings it would have been pleasant to be able to light it.
The apartment complex is up on the hill in Mezzegra (claim to fame is that it is the village where Mussolini was executed in 1945 - the place is 400 yards away and marked with a cross!) and the walk from the main centre is a tough one on the way up. Eating in the evening and then walking back is not for the very young and old. A hire car is recommended.
Whilst we enjoyed our stay, we would be unlikely to stay again. A hotel on the Lake would appear to be the better option as you have easier access to amenities and dining.
Small gripe. The rubbish separation and collection is like a task on the Krypton Factor - with various types collected on different days. The owner/s of the Villa state that if any rubbish is left you will be charged 30 Euros. Given that they charge 125 Euros for cleaning (no small amount!), rubbish removal should really be included in that charge. When I stay at an hotel and leave rubbish in a bin, I'm not charged extra!
Best thing about the apartment is the view!
We stayed here recently with our teenage daughter and her friend. This apartment is in a lovely elevated position with fantastic views of the lake. It is in a quiet area and furnished nicely inside and was very clean. Lenno is a small village with some nice restaurants. In my opinion however it is not a practical walking distance to Lenno or Mezzegra...I took a walk one day and it took 10 minutes to get to Lenno which was great, however walking back up was another matter. It took a good 15-20 minutes and is a really steep and gruelling climb back up the hill. Not a walk you would want to do late in the evening after having eaten at a restaurant. It did feel like I was hiking up a mountain. There is a dedicated parking space in the garage below the apartment which is great but be aware you cannot get a large car in the space. We hired a Fiat 500 Large Model ( size of a VW Golf) and it just fitted. The third bedroom on the lower ground is spacious but has no windows or views and is accessed via a narrow spiral staircase so it was difficult for our daughter and her friend to get their suitcases down into the bedroom. There was also a power cut whilst we were there and we did not have the correct keys for the cupboard that housed the switches and my husband had to find another apartment owner to get access. Apparently using more than one appliance at the same time (kettle and hair straighteners or washing machine and dishwasher) had caused the electricity to trip which is rather impractical. Had it not been for these minor issues I would have given 5 stars.

The walk from the village in Lenno is steep and therefore takes 15 minutes on the way back as opposed to 10 minutes down the hill. Mezzegra village is closer where the home is located. Of course to enjoy such views and a peaceful location a walk is necessary as the home is located away from the main lake road although by car the village is a few minutes drive only. With many other properties on the lake you are located next to the main road and noisy traffic like the home you stayed in last year Maria. So i suppose it is a trade off.
Even though it was very rare for any power cut during guest stays , as past reviews indicate, as we supply guests with instructions on arrival not to overload the electric, we have updated the electrical system in April 2018 to avoid the electrical system tripping. The roads are narrow along the lake so we do recommend bringing a smaller vehicle however the secure garage reserved for all guests will fit to medium size cars such as the fiat 500 grande.

Giardini di Villa Carlotta (5 minuti in auto). 5 minuti di auto da un grande parco per prendere il sole o cenare all'aperto. Stupendi ristoranti raggiungibili a piedi o in auto.
La casa si trova nel soleggiato Mezzegra, un villaggio tranquillo e affascinante nella zona Tremezzina più ambita sul lato ovest del lago. Incastonato tra le due più famose ville e giardini sul lago, ovvero Carlotta nella vicina Tremezzo e Balbianello nelle vicinanze di Lenno, la proprietà offre tranquillità e bellezza in egual misura e si trova in posizione ideale per raggiungere i numerosi siti turistici che affollano il Lago per godere. Eppure la residenza ti dà il meglio di entrambi i mondi come circondato da grandi giardini comunali pace e solitudine sono una parola d'ordine per questa casa che consente di rilassarsi, prendere in considerazione e ricaricare le batterie! Bellagio e il villaggio vicino sono raggiungibili in traghetto, mentre Milano e San Moritz sono facilmente accessibili per i più avventurosi. Tuttavia con una vista affascinante come questa ti verrà perdonato per non voler lasciare la casa! Accendi il barbecue, cenare all'aperto, rilassati sui comodi divani ... tutto per il meraviglioso lago sul retro! Fai un bagno rilassante in piscina, fai una passeggiata nei grandi giardini comuni o perditi con il tuo romanzo preferito se riesci a distogliere lo sguardo dal panorama ammaliante che ti aspetta.
Mezzegra, oltre a crogiolarsi nella sua posizione soleggiata, beneficia dell'avvento delle migliori viste sul lago di Como. Con vista panoramica che si estende da Bellagio fino al punto di Lenno tra le maestose montagne e la ricercata zona della Tremezzina.
I punti salienti includono il parco locale, il rifugio perfetto per prendere il sole, il mercato alimentare settimanale.
Incastonato tra Tremezzo e Lenno, vi aspettano bellissime ville, parchi e spiagge.
Famosa per la cattura di Mussolini, anche Mezzegra fa parte della greenway, popolare tra gli escursionisti, il miglior gelato sul lago di Bar Trearchi, oltre a 2 supermercati di medie dimensioni e un panificio locale per tutto il pane fresco, pasta e gnocci!
