Private water door for Taxi or Gondolas. The apartment is at the ground floor, with entrance from the garden. It is also possible to enter in the apartment by using the private water door of the little canal “Rio del Duca” with a taxi or gondola. The canal is always very quiet and one can leave the door open all day, of course only in summer period! No fear in the extraordinary event of high tide “acqua alta” as the property is totally isolated and equipped with water proof system.

The property met all of our expectations. It was laid out wellfor the four of us.
Despite the historic high tides which caused flooding in the streets, we had a marvelous time. Our first floor apartment flooded but the owners moved us upstairs without any damage to our belongings. Oriel greeted us, walked us to our apartment, and explained how everything worked. He also was the email contact who explained everything about getting from the airport to the apartment using the water taxi. He gave us his phone number so we could contact him throughout the week. He also arranged for the water taxi for our departure. The owners left us a bottle of Prosecco which was a lovely way to start off our 5 days in Venice.
The apartments, both the first one and the one we moved into due to the flooding were exceptionally located to all the sites of Venice. We could walk easily to San Marco Piazza (20 minutes)! The kitchen worked very well as we needed to microwave out take away and make morning coffee. All in all, you can't go wrong staying here!!
Perfect apartment for two couples in a quiet location just off of the Grand Canal.
Venice was the last leg of our 14 day trip to Italy and we saved the best for last. We stayed at Cinzia's apartment for 3 nights (Oct 17 - Oct 20). It was clean, comfortable and quiet. We arrived at the private dock on the Grand Canal via a water taxi from the train station. For first timers in Venice the water taxi was a magical experience. We were greeted by Orial who was waiting for us on the dock. Orial was was very friendly and helpful. He escorted us to the apartment and explained the details about the apartment and the area and arranged a water taxi pickup for our departure. For us, the location was perfect, just seconds from Campo San Stefano which had plenty of wonderful cafes , restaurants, and Cicchetti bars. It was nice to return to relitively quiet Campo San Stefano after a day of touring the busier attractions like St Mark's Basilica and the Doge's Palace. The apartment was also only a 2-3 minute walk from the Accademia bridge and just up the canal from the Rialto bridge. On our last night we walked over to the Accademia bridge, took in the beautiful views from the bridge and strolled across to explore the beautiful Dorsoduro district. There we found the perfect Cicchetti bar on a small canal and enjoyed a glass of wine outside overlooking the canal. A few minutes later we took a sunset gondola ride up and down the quiet canals in Dorsoduro. A perfect way to end our vacation.
Overall we were very pleased with Cinzia's apartment and would not hesitate recommending it to our friends and family. We hope to return there someday soon.
We were extremely pleased with our accommodations in Venice. Property near all we wanted to see.
We loved mornings in the garden outside our door. I made expresso with the coffee Cinzia provided. The beds were very comfortable and the room temperature was easily adjustable. There was a small issue with the coffee pot that I texted Cinzia about and he was there in about 10 minutes to make it right! Thank you.
We highly recommend this apartment for either two couples or family of four.

Few steps away from Campo Santo Stefano and its famous Church, 200 metres from Palazzo Grassi Museum, one minute walk from the Accademia Bridge and Accademia Museum, 5 minutes away from the Fenice Theatre, 200 metres from the Vaporetto stop... and thousands of other important amenities, the apartment is located right in the middle of the art, exhibitions, galleries and antiquarian district, in the most prestigious and nice area where to live and stay in Venice. Restaurants, wine bars, “old baccari” and typical “trattoria” are few steps away, but you also have grocery, pharmacy, fruit and vegetables market and mini market store all at 2 minutes walk! Reach the apartment from San Samuele Vaporetto stop in 2 minutes walk or enter directly in the apartment through its private water door on the canal Rio del Duca!
