1. OCCUPANCY LIMITS: The maximum overnight occupancy of the house alone is six (6) persons or ten (10) persons (including children) for house and guest house. Any gathering on the premises of more than twenty (20) persons, including tenants, their guests, and children, requires specific prior approval of Landlord. This includes but is not limited to parties, weddings, classes and meetings. As many cars as possible should be parked in the driveway. Please avoid parking cars on the street as it affects our neighbors. Vehicles parked on street must be in front of the premises, not in front of neighbor’s property. Please carpool to reduce the number of cars. 2. SPECIAL EVENTS: Weddings, parties, live or outdoor amplified music, or gathers larger than 20 people, including tenants, require owner’s permission. 3. CHILDREN: If children visiting Carmel Valley Retreat are seven years or younger, Tenant and children’s parents are required to sign an indemnification holding Landlord harmless for injury incurred on the property. 4. PETS: Pets are NOT allowed on the premises under any conditions. 5. SMOKING POLICY: The house and guest house on the premises have been smoke free and the Landlord requests that it remain so. Smoking is prohibited inside the house and guest house. Tenants will be charged for extra cleaning based on any evidence of smoking in the buildings. This will possibly include but not be limited to washing walls, ceiling, furniture and cleaning the carpet. 6. NOISE/NUISANCE: Tenant shall not disturb neighbors with loud noise or music, excess cars on street, unlawful, unsafe, or pollution causing behavior. No outdoor noise is allowed after 10 PM at night. Security deposit will be charged if neighbors or police report excessive noise after 10 PM. 7. TRASH COLLECTION: Trash pickup is throughout Tuesday morning. Tenant must put trash cans and recycle bins out on street Monday night. Failure to do so will result in extra charges. 8. FURNITURE: Please leave furniture in place. Repositioning increases risk of damage or injury. A minimum of $50 will be charged if cleaning crew needs to reposition heavy furniture. 9. RIGHT OF ENTRY: Landlord or their agent may enter the premises immediately, in the event of an emergency, in order to perform necessary repairs or maintenance, and within 24 hours of notice for normal maintenance. Regular garden and pool maintenance is scheduled and indicated in the information packet in the house. 10. CHECK IN/OUT TIMES: Check in time is no earlier than 3:00 PM. Depending on whether a previous tenant checked out earlier the same day, a cleaning crew might remain past 3:00 PM but will leave as soon as possible. Check out time is 10:00 AM. A cleaning crew will arrive at 10:00 AM. 11. CHECK OUT RESPONSIBILITIES: In order to prepare the premises for the next Tenant in a timely manner, Tenant responsibilities at check out include: • Clean and put away all dishes and cooking utensils. OK to leave clean dishes in dishwasher. • Return furnishings to original positions. • Bring all used bed sheets and towels to laundry room. Do one or more loads of laundry as it facilitates getting the next Tenants in on time. Do not leave wet laundry in washer. • Turn all lights off. • Turn heat off. • Lock all doors including guest house, garage, and front gate. • Make sure jets are turned off at hot tub (if they don’t turn off, it may be on its afternoon auto cycle). • Leave garage door opener on kitchen counter. • Return key to lock box. Lost key will result in extra charges. 12. LOST AND FOUND: Landlord will make every effort to locate lost items but is not responsible for items left behind. Landlord will return lost and found items upon request at tenant’s expense. Lost items must be reported in a timely manner. 13. SUBLETTING: Tenant shall not let or sublet all or any part of premises nor assign this agreement or any interest in it. 14. BREACH OF AGREEMENT: Landlord will retain all or part of the security deposit if any of the terms of this agreement are breached. Landlord has the right to evict Tenant with eight (8) hours notice if any terms of this agreement are broken. In this case, no rent paid by Tenant will be returned.

Fun With Relatives - But no microwave POPCORN
We all enjoyed the lovely gardens. My grandsons used the pool though it was cold. The rooms were all perfect. Our children In their 50's and their spouses as well as our teenage grandsons were all impressed as we were. Our only disappoint was that the microwave blew up when we were trying to make microwave popcorn. Luckily one of our son-in-laws used the extinguisher.
Quiet and relaxing. Beautiful landscaping. Easy access to groceries and entertainment.
Chuck was terrific to work with and his house is ideal.
