VILLA ANTICO TABACCAIO: Questa è una villa con angolo cottura e piscina privata al confine tra Umbria e Toscana. È il luogo perfetto per rilassarsi e godersi una vacanza di lusso in privacy, spazio e comfort. Incontra la cultura rurale di questa affascinante regione sconosciuta d'Italia in un'autentica villa in pietra, con piscina, che è stata recentemente rinnovata secondo i più alti standard per creare una casa lontano da casa.

Precedentemente una casa colonica - 5 minuti di auto dalla piazza principale di Panicale. Goditi la pace e la tranquillità, respira l'aria pulita in cima alla collina, ascolta gli uccelli e le cicale e ammira i panorami mozzafiato dalle ampie terrazze esposte a sud che prendono il sole tutto il giorno. Nessun rumore del traffico tranne l'auto agricola o il trattore occasionali. Sei lontano da tutto nelle colline dell'Umbria e della Toscana.

La Villa è stata magnificamente restaurata per fondere pavimenti in cotto e travi in legno con arredi e attrezzature di qualità per creare una casa che ha mantenuto il suo fascino tradizionale rispondendo alle moderne esigenze di spazio, comfort e stile per una vacanza indimenticabile in Umbria e Toscana.

La villa in affitto per vacanze ha una grande piscina privata (12m x 6m) che gode del sole tutto il giorno e si affaccia sulla valle boscosa e sul paesaggio ondulato dell'Umbria.

Questa non è solo una villa per le vacanze. Goditi la tua tenuta di 7 ettari per vagare con ulivi, prati selvaggi e passeggiate nei boschi tra querce, castagni, pini e cipressi. Questa è la vita della contea in Italia al suo meglio. Puoi persino vedere aquile, cervi o istrici o sentire il suono di un cinghiale.

La Villa PUO 'ACCOGLIERE FINO A 14/16 PERSONE.
Dispone di 7 ampie camere da letto private con 5 bagni completi con doccia.
Ogni camera ha un bagno separato dotato di doccia, lavandino, wc e bidet di buona qualità.
La villa dispone di 5 camere matrimoniali + 2 camere doppie.

Una cucina aperta ben attrezzata con due accessi esterni.
Il soggiorno è accogliente con divani e tavolo e ha un grande camino. Attualmente sono disponibili un sistema HIFI e TV satellitare. Al piano terra si trova una grande sala da pranzo / pranzo che ha una connessione aperta con la cucina e il soggiorno.
Villa Antico Tabaccaio ha un ampio giardino privato attrezzato con tavolo e sedie e barbecue. Qui si possono gustare lunghi pranzi estivi o cene serali.
La Villa con piscina è un meraviglioso luogo estivo ma primavera, autunno e inverno sono tutte stagioni meravigliose per godersi la Villa.
Disponiamo di stufe a legna e riscaldamento centralizzato per i periodi più freddi dell'anno in Umbria e Toscana. La primavera porta i fiori primaverili e le foreste iniziano a scoppiare di vita. La fine dell'estate e l'autunno è un momento speciale con un meraviglioso colore autunnale: more selvatiche e prugne da raccogliere, così come le olive che si preparano per la raccolta a fine ottobre e novembre. Naturalmente è più fresco fuori stagione e per alcuni ciò significa che possono davvero godere appieno di tutte le attività e le opportunità turistiche.

Amazing!!

Villa was amazing and fit a huge group of us. The area is so cute and peaceful. Katia was wonderful and soo helpful. She went out of her way to coordinate rides for us, even drove one of us to the grocery store, and was there to answer any and all questions!

Lovely holiday with extended family

We had a lovely time in this house near Panicale. It is very spacious and has a great layout, so that all 13 of us had space to be together for mealtimes or at the pool, but could also be away from each other. All the rooms are a great size, the bathrooms are nice and the kitchen is very well equipped. The communication was easy and prompt and questions we had before and while we were there got answered in a productive and quick manner. The house is set back from the road, which means one really has space on their own, but it is also close enough to the surrounding villages/towns and the lake, which are all very pretty and worth visiting. You can even walk to some of them and reward yourself with a nice coffee in the town square. The pool has a good size and was maintained well on a regular basis. Can definitely recommend it and would go back any time.

Fantastic Family Gathering Place

First off, I must say the property manager Katia is AMAZING-I'll explain further later. The house we rented-VILLA ANTICO TABACCAIO in Panicale, Umbria was huge. There were 12 of us, all family, and there was plenty of room for everyone. As we were traveling by car from Rome to the Villa, and didn't expect to get in until after 5 P.M. I asked Katia to make arrangements for dinner for us at the Villa. Shortly after our arrival, Katia showed up with wine from a local winery for our dinner. (My wife and I visited this and other wineries recommended by Katia). Katia had a local Chef prepare our dinner which was served on the outdoor covered patio attached to the barn. The meal- as the kids say in their texting-OMG. One regret is that we should have had the Chef back a second time. Overall it was the best Family meal we had in Italy, fantastic food and wine, gorgeous sunset, all the comforts of home, enough leftovers for another meal-but no dishes to wash. Because the weather was warmer than normal for the region, the pool, with its pergola turned out to be the center of our family gatherings, enjoyed by all. The views from the Villa are breathtaking, you are surrounded by fields of sunflowers, and the hills of the surrounding towns. Let me talk about, as far as I'm concerned, the Queen Of Panicale-Katia. This woman is fantastic. I know, you're thinking yeah its her job to be nice and help you out, but she is genuinely one of the nicest people i've ever met. She also knows everything about the region, and practically everyone knows her. She can make arrangements for just about anything for you. You can basically rent one of the properties she manages and show up not knowing anything about the area- no problem, she will advise what to do, where to go, when to do it, I mean everything. Her great reputation truly precedes her. When she would make reservations for us, or even if we just mentioned her name, upon our arrival, they would practically drop everything to accommodate us. Make time to visit the towns of the region. This is were the "regular" people are-family owned farms, shops, restaurants and wineries. Larry M

Stunning setting

This villa was wonderful. We travelled with a large group and it was so spacious that we never felt on top of each other. Every window had a view of either sunflower or grain filled fields. The view from the pool was looking up at Panicale. It is situated in a great location close to Panicale which has some restaurants and is peaceful to walk around in. It’s also close to a coffee shop and grocery store as well. Being on the border of Tuscany and Umbria really allowed us to your both regions which was wonderful for some of us who had already toured Tuscany. Katia was Ana amazing host that was very sweet! She was always checking in and seeing if we needed anything. She even arranged for us to have a private chef our last night. I highly recommend doing this. The made us an amazing dinner and even cleaned it all up. We hope to return some day in the future!!

Fantastic experience. The perfect Umbrian vacation

What a wonderful and welcoming villa to stay at. Katia is simply suburb and was so very helpful. The perfect hostess. We stayed there with 11 family members and there was enough space for all of us and then some. The villa had everything we needed and the kitchen was great for making large dinners for our family. The views are stunning and easy to get to many things. Thank you Katia!

This wonderful Villa located at only 8 km from the historic centre of my delightful medieval village Panicale, on the Lake Trasimeno. Guests are always happy to visit Panicale and to discover the little villages all around, but also they appreciate the services of the Villa and its beatiful location. People here are friendly and nice. All guests seem to be home!

Perché ha scelto questa struttura

Panicale is a typical and very beautiful medieval Umbrian hilltop town. The Villa is built into one of the fortified walls that surround the town in the shape of a beehive. Time has absolutely stood still in this village. One can still see signs of a former lifestyle -- cannon turrets, alcoves near the two historic center entrances where night watchmen once stood, ancient cobblestone streets and antique, operable water fountains. Panicale boasts four wonderful restaurants, two cafes (cafe/bar), and a small grocery store selling everything from fresh produce, cold cuts, cheeses and wine to toiletries and common household supplies. There is the butcher will gladly make you make sausages while you wait, and down the street is a bakery, where fresh bread, pastry and a variety of pizza await you at 6 am. The town barber will give you a hair cut and a shave, or if you want to catch up with the latest gossip, drop by the hairdresser. The famous 'little' theater, Teatro Carporali, hosts well publicized cultural events, but the most fun is had in the main piazza on weekend nights when free, live entertainment performs as you sip local wine or a capuccino. Panicale also has a tourist information office, a real estate agency, a pottery shop, a drug store, a stationary/internet point selling foreign newspapers and magazines, a post office and a bank/ATM. Minutes away by car is a full service spa where you can have a manicure, beauty treatment or massage. Panicale is home to 500 full-time residents. During the summer months this number grows to about 800. The town is within short driving distance to Perugia, Orvieto, Montepulciano, Assisi, Cortona, Todi, Deruta, Siena and other well known towns worth visiting. All have so much to offer in terms of cuisine, art and culture and all guests LOVE to return as often as they can.

Cosa rende unica questa struttura

VILLA ANTICO TABACCAIO is located near Panicale and Castiglione del lago on the Lake Trasimeno with restaurants, shops, a grocery store, butcher shop, bakery, bank with ATM and many other amenities. You can really enjoy your holiday here -- walking is pleasurable as Panicale is closed to vehicular traffic! Parking is always available outside the two main entrances to the town so once inside the historic center you can take a step back in time, enjoy the amazing sunrises and sunsets and RELAX! And everyone is so very friendly. Moreover, a number of Panicalesi speak english so language is never a barrier here! Panicale is very centrally situated. 90 minutes to the south by train is Rome and the many towns in between. One hour to the north is Florence. By car you can easily reach Cortona, Perugia, Montepulciano as well as the impressive nearby Casteglione del Lago fortress and Lake Trasimeno with its unique islands and many sporting, dining and cultural activities. One visit to Panicale and you will want to return, as we do, year after year.

Panicale is situated on the Umbria/Tuscany border, boasting the unsurpassed natural beauty of local vineyards, endless sunflower fields and olives groves and acres of fig trees. While walking and hiking is an excellent way to explore this memorable area, Panicale is close by car or local train to Perugia, Montepulciano, Brunello di Montalcino and the Chianti area, Cortona, Passignano, Castiglion del Lago, Chiusi, Castiglion Fiorentino, Arezzo, Pienza, Orvieto, Assisi, Gubbio, Siena, Pisa, Lucca and of course Rome and Florence. Plenty of sporting opportunities await; tennis is minutes away in one of several tennis facilities, boating and water sports abound on Lake Trasimeno (not to mention the festive Riviera atmosphere in the cafes and restaurants along the shore), a family water park is minutes away, bike rentals are available nearby to cycle the miles and miles of scenic waterfront or picturesque countryside.
