My wife and I stayed here for 16 nights. We enjoyed our stay very much. The apartment was very clean and comfortable. One thing that should be clarified is that the kitchen and living room are the same room; the fold-out couch is in that one room. So in my opinion it would be very tight for 4 adults (2 couples). However the bedroom is spacious with lots of storage space; bed was extremely comfortable for us. All mechanical things worked flawlessly. We felt the location was very convenient; after our first arrival with suitcases from the station, we never took a bus again, but walked many times back and forth to Bologna Centrale train station for several day trips we took (about 2 km each way). Also, close to here is the 3.8-km covered portico up to San Luca basilica, a great workout! Bologna is extremely walker-friendly!
The one issue I would point out to potential renters is the noise. This place is very close to Viale Carlo Pepoli, part of the main circulation route ringing the city. Plus the side street it is on seems to be a popular shortcut for commuters. Finally there were many folks walking by at night, as late as 2 AM, making some noise. Given the apartment is ground-floor, and keeping the shutters cracked open for air flow at night during the summer, we were often unable to sleep without using earplugs (which did the trick). Could be a small issue for people used to sleeping with noise outside, but something to be aware of.
Finally do take note that there is no Wi-Fi provided here. The Watan internet access shop a block away (next to the coin-op laundromat) was very useful at 1 euro per hour.
Communication with the owner was extremely efficient, and we were met upon arrival at the apartment to receive the key and useful info about the apartment. All in all we felt this apartment provided us very good value for the cost, and allowed us to save quite a bit by cooking at home instead of in restaurants all the time.
